Stay away from them! I rented a property from him previously near King's Cross a few years ago and he kept my deposit (£1000).
place came dirty and wasn't ready on time, although he did provide the extra bed as requested for.
A few days before Christmas, the boiler broke down and I tried calling him and emailing him but he never replied. Finally, when I got to him a few days later, he said he'll send someone over but he never did.
When I moved out shortly after that around new year, he said he'll check the boiler and get back to me with my deposit. more than a month later, still no news and when I pressed him, him and his staff started to get hostile and ignore my calls. I took out a claims against him in the county courts, and he filed a defence saying that I broke the boiler, and it costs £800 pounds to fix and was willing to return me £200. It was all a lie, I never touched the boiler and wasn't even near it when it went out with a bang, literally.
As I was a foreign student, I had to return home and couldn't continue with litigation. I wanted to cut my losses and take back £200 but he disappeared again.
As a side note, he never did tell us about the mandatory Deposit Protection Scheme, where he was supposed to put our deposit with an independent third party.
I really regret renting from him. Big headache and stress and I loss £1000 through no fault of mine. The next semester, I went with a reputable firm (winkworth) and although I paid more for their various administrative fees, everything was a breeze. Apartment came cleaned and got my deposit back, no problem.

Hassan is a SCAM artist. Dont ever go anywhere near Yellow Apricot. he took a deposit off a guy for £26,000 and had no property to sell him. I know this because the property he had on his books was mine!!!!! and i had already sold it 5 months before through someone else..STAY AWAY FROM HIM. and whoever you are John .....I AGREE WITH EVERYTHING YOU SAID !!!!!

I mean, it's clear enough from the quality of their website that they're a bogus company. If you compare it to the one of any serious company, no further reference is needed. It takes some formality to portray a serious image, which of course, they lack. As dull their responses are, claiming to have acted in their customers' benefit.
It's very easy how they operate: 1. Be really nice (sometimes really fake by the way) 2. Get your money for whatever they offer (everything! from houses, oil, rice, buildings in Dubai!) 3. Disappear and ignore your calls 4. Write responses like the ones below.
Try looking for their references in London Trade offices...you'll see how are you dealing with.

It is easy to write horrible things about people on the internet these days without substance, things that are not substantiated and attempts to damage a company's reputation. Receiving a bad service or not getting your way is not a sufficient reason to start accusing people of lying and cheating you and being scam artists. We have had many customers over many years who will come to us again and again because we are not here to mislead people but to help them. The bad reviews here are the few people who feel that complaining on the internet because they did not get their way.
Good try! All the responses you have added are of course made up. Everyone is against you just for fun...don't think so.

for all the deceived customers, please know that you can issue a claims court against Hasan Mahmoud, as he is a thief and isn't even registered as a real estate company...Yellow Apricot is just a scam, so I encourage everyone to take action against him, as it will take him out of business. Just go to a local solicitor and it is relatively easy, everything is against him. Spread the word!

Great this man is a thief and a liar
This review is as a result of a dissatisfied customer who was about to get repossessed. He came to Yellow Apricot asking for help to prevent him being evicted. We agreed to sell the property as a distress sale. The property was subsequntly sold to a buyer, thereby stopping the eviction. We charge a finders fee on properties we sell as distress sales as clearly shown on our website and all the paperwork this customer signed and which was explained to him corroborated that. Subsequent to the sale of the property, the customer decided to ask us to pay him the finders fee for the property together with our sales commission which we refused to do. He also complained about his solicitor who he had appointed to carry out the conveyancing for him.
The reason why this has not proceeded further since March this year is because we did nothing wrong and he has no case to answer other than being bitter against everybody. In fact, it was only subsequently that we found out that this customer had signed our forms but the property was in fact owned by his brother. He had also tried to get the buyer to pay him an extra £10000 for fictures and fittings left atthe property and nothing was left by him at the property when he moved out. All these facts we can prove.
Please draw your own conclusions from this.

This comment is most probably from the same dissatisfied customer who we saved from eviction. Everything we do is written down on our website for everybody to see. Just because not always do things go 100% in the customer's favour does not mean that we are thieves and not to be trusted.

This is not the case. As letting agents, we are entitled to charge fees for finding tenants and then managing the property which we clearly publish on our website. The client was dissatisfied because we charged fees for our services to which he had agreed. We found him quality tenants, who never missed a payment of rent, collected the rent, managed the property for him.
The alleged money in question is our fees for finding the tenants and managing the property for him. On one occasion, the tenannts paid rent about 2 weeks late, which did not mean that we could pay him that month's rent on time. He took this to mean we had taken it.
All the tenants we introduced were professional people. We had told him we would rent out his property for £1500-£1600 per month but we actually achieved £1800 per month. Now with this being the monthly rent, bearing in mind we managed the property for 6 months, please calculate yourself and see how it is feasibly possible we may have stolen the money. It is not.
This person wanted higher than average rent, no commissions and a free management service. Who would offer that?

I booked a property viewing last Saturday - confirming time. No one from Yellow Apricot turned up. No one called to either cancel viewing or apologise for their absence. Their office is also unmanned on a Saturday. When I rang on Monday to enquire the reason for the above I found the staff to be rude. Save yourself the time and stress and go somewhere else
The correct procedure is for the customer to be given the mobile telephone number of the person attending the viewing and for there to be telephone contact prior to the viewing. All staff are told to telephone the customer one hour before the appointment time to confirm the viewing to avoid wasted trips and when appointments are booked, customers are told that we will not turn up to the viewing if we cannot make contact with the customer one hour before the viewing.
The customer was told when he booked the appointment that he would be telephoned one hour before the appointment time and that we only attend confirmed viewings. The customer was telephoned one hour before the appointment time but we could not get through to the customer. nor did he call the person attending the viewing. Instead he telephoned the office which as most estate agents will tell you is sometimes unmanned especially at busy periods on weekends when there are skeleton staff and a lot of outside appointments.
When the customer telephoned on Monday, we re-itterated our company policy and said that we tried to contact him and did not attend the viewing because it was not confirmed, something he already knew. He took exception to that, made rude comments and put the phone down. Then his review on this site was the next thing.
Why would somebody who is trying to let out a property (and would in turn make money from the transaction if the person proceeded)not turn up to a viewing and then be rude to a customer who would be entitled to be understandably upset? We are here to do business, not to be unjustifiably rude to customers.

Do not deal with this company. They are scam! I paid them £1250 for the reservation fee and that's the last I heard of them! The chief executive, Hasan Mahmood, will be very friendly until you pay him. He will then run away with your money and ignore your calls.
This customer was told that we had collected a reservation fee for a property and forwarded it on as agent for the seller. When the seller decided to sell to somebody else, we told her that we would refund the reservation fee as soon as we received it. The customer was concerned and we did try to reassure her each time she telephoned the office.
In the end, some 2 weeks later, as promised, we refunded the reservation fee in full as promised. The customer is still registered with us as a customer on our database and she regularly receives emails on new properties we have for sale.
As for unavailability, it is not always possible to speak to whoever you like in a business for various reasons. This is why staff are here. But refunds of fees can only be made by certain people. The customer telephoned the office and on each occasion was told that we would refund the money as soon as we received it, which we did. It was not necessary for everybody in the office to speak to her. It was not a case of running off but explaining the true position.
We have today sent an email to the customer requesting her to withdraw her comment on this site as it is not true and we hope she will have actually do it.
