Malicious, Intimidating And Untrustworthy
Our block of flats used Daniells Harrison as our managing agent for 1 year. They took control of the biggest reserve fund we have ever had and started their contract with a fully specified refurbishment plan. They had everything they needed to be successful and do a good job - but no! Leaseholders (who also own a share of the freehold) were very quickly told they would not be engaged with. Many were sent vile, threatening emails in response to questions about why cleaning and routine general maintenance were cut to the bone and why none of the critical works were being done. They sent newsletters containing false information - intentionally misrepresenting the truth of matters - they used deceit, deception, distraction and deflection as their main business tools on a daily basis. When leaseholders tried to complain we discovered they were not members of either government redress scheme - which by the way is against the law. They lied about this too and tried to claim they didn't need to be. They refused to provide a copy of their complaints procedure or account for themselves in any way at all. Throughout their one year term they failed to carry out works, produce a budget or raise a service charge demand, they stopped lease extensions and caused sales of properties to fail. On inspection of the books - well guess what - they are missing! No ledgers, no bank statements, no reconciliation reports - just a handful of random invoices, some of which were not even ours!!! We have no idea what has happened to all our money and getting our volunteer company directors to deal with this mess is proving equally difficult. So please be warned - if Daniells Harrison (now trading as Eddison Daniells Harrison) are managing your flats -check the books immediately, take nothing at face value and start looking for another agent. If you find a good one let us know.
